Welspun One Aims to Lease 10 Million Sq Ft in 3 Years: Driving Warehousing and Logistics Growth in India
Welspun One, a prominent warehousing and industrial real estate platform, has unveiled an ambitious plan to lease over 10 million sq ft of space over the next three years. This significant expansion is a testament to the growing demand for reliable and efficient logistics solutions in India.
Mumbai, June 2 (PTI) – Welspun One is placing a strong bet on the domestic supply chain boom. The company announced on Tuesday its plans to lease over 10 million sq ft over the next three years, nearly doubling its current operational footprint. This strategic move is driven by the surging demand from warehousing, logistics, and e-commerce sectors in the country.
The company has already secured several high-profile deals, including a 5.9 lakh sq ft single-box facility for Amazon India and a 20-metre-high warehouse for AAJ Supply Chain. Additionally, Welspun One is building a controlled-environment facility of over 2 lakh sq ft for a leading medical equipment manufacturer, showcasing the platform's adaptability and precision in meeting diverse client needs.
As part of its next growth phase, Welspun One is expanding beyond large-format warehousing into adjacent segments such as in-city distribution, retail, and commercial infrastructure. Key projects currently under construction include:
- India's largest free trade warehousing zone (FTWZ) development at Nhava Sheva, with over 4.5 million sq ft of space. - A multi-format asset in Thane, spanning over half a million sq ft, designed for premium retail, commercial, and distribution centers. - A 1.2-million sq ft logistics park in Chakan, Pune. - A 1.2-million sq ft logistics and industrial park in Hoskote, Bengaluru.
These projects are supported by ongoing construction and capital deployment, with the company set to deliver an additional 3.5 million sq ft of space in the next four quarters across its assets.

In the previous fiscal year, Welspun One executed leases and letters of intent totaling over 2.5 million sq ft, driven by the surging demand from third-party logistics (3PL) operators, manufacturers, and e-commerce players. Looking ahead, the company expects demand for institutional-grade infrastructure to remain strong, particularly in the manufacturing, logistics, and urban distribution sectors. Welspun One will continue to focus on integrated, future-ready developments aligned with evolving supply chain and consumption trends in India.
