ED Arrests Real Estate Promoter in Rs 93-Cr Fraud Case
The Enforcement Directorate (ED) has made significant progress in a major real estate fraud case by arresting Satinder Singh Bhasin, the promoter of Bhasin Infotech and Infrastructure Pvt Ltd (BIIPL) and Grand Venezia Commercial Towers Pvt Ltd (GVCTPL). Bhasin was taken into custody and produced before a Special PMLA Court in Ghaziabad, where he was remanded to ED custody until June 6, 2026.
The ED initiated its investigation under the Prevention of Money Laundering Act (PMLA) based on multiple FIRs registered by the Uttar Pradesh Police. These FIRs were filed against BIIPL, GVCTPL, Satinder Singh Bhasin, Quincy Bhasin, and others under various sections of the Indian Penal Code (IPC) for alleged cheating, fraud, and criminal conspiracy.
According to the FIRs, the accused collected Rs 93.23 crore from investors by promising the timely delivery of commercial units in real estate projects. However, these units were never completed or handed over to the investors, leading to significant financial losses.
The ED's investigation revealed that the funds collected from investors were not used for the construction and development of the promised projects. Instead, the money was diverted and siphoned off through a network of group companies and associated entities. This fraudulent activity has caused substantial financial distress to the investors who trusted Bhasin and his companies.
In April 2025, the ED conducted searches at nine locations linked to the accused in Delhi, Noida, and Goa. During these searches, officials seized incriminating documents, electronic records, and approximately Rs 36 lakh in cash. The agency also provisionally attached a residential property belonging to Satinder Singh Bhasin in Rajouri Garden, West Delhi. The current value of the property has been estimated at ₹44.06 crore.
The arrest of Satinder Singh Bhasin is a significant step in the ongoing investigation to recover the funds and bring the perpetrators to justice. The ED is committed to ensuring that the rights of the investors are protected and that the rule of law is upheld. Further investigation into the case is ongoing, and the ED is working diligently to uncover all aspects of the fraud.
Real estate is a critical sector in India, and such fraudulent activities can have far-reaching consequences for the economy and the trust of investors. The ED's actions serve as a deterrent to other real estate promoters who might consider engaging in similar fraudulent practices. The agency's efforts to combat money laundering and financial crimes are crucial for maintaining the integrity of the real estate market and protecting the interests of the public.
The case of Satinder Singh Bhasin is a stark reminder of the importance of due diligence and transparency in the real estate sector. Investors are advised to exercise caution and thoroughly vet the credentials and track record of real estate promoters before making any financial commitments. The ED's proactive approach in this case is expected to set a precedent for future investigations and serve as a warning to potential fraudsters in the industry.
For now, the focus remains on the legal proceedings and the recovery of the funds. The Special PMLA Court in Ghaziabad will continue to monitor the case, and the ED will work tirelessly to ensure that justice is served.
