Maharashtra Housing Snapshot: Premium Units Drive Registrations
By GeoSquare News Desk · Published 2026-10-15
Latest Maharashtra housing data shows new residential supply concentrated in three markets — Pune, the Mumbai Metropolitan Region (MMR) and Nashik — while premium units priced above ₹1 crore continue to account for the bulk of property registrations across the state.
Where new launches are clustering
In Pune, the Hinjawadi–Kharadi belt remains the hottest launch corridor, riding on the IT employment base along the Wagholi–Kharadi stretch and the upcoming metro extensions. In MMR, the Dombivli–Kalyan belt is absorbing a large share of new supply, as affordable-to-mid-segment inventory spills outward along the existing and planned suburban rail corridors. Nashik, meanwhile, is consolidating its position as a secondary market with steady plotted and apartment launches near the Mumbai–Nashik expressway approach.
Premium inventory dominates sales
Registrations data indicates that ₹1 crore-plus homes form the majority of recorded transactions, pointing to a market tilted toward upgraders and investors rather than first-time budget buyers. This premium skew is most visible in Pune's eastern corridor and in MMR's western and Thane-side micro-markets.
Infrastructure pipeline and connectivity gaps
Buyers and investors should map launches against the state's infrastructure pipeline. Pune's metro phases, the Mumbai–Pune expressway service roads and the Peripheral Ring Road plans are reshaping accessibility. In MMR, metro line extensions, the Mumbai–Ahmedabad high-speed rail corridor and the proposed ring road links around Kalyan–Dombivli promise improved east-west connectivity. Nashik stands to gain from expressway upgrades and proposed regional rail links.
The mismatch worth watching is straightforward: new supply is racing ahead of last-mile infrastructure in several outer belts. Micro-markets where RERA-approved project clusters overlap with committed metro, ring road or industrial corridor timelines typically offer stronger absorption and price resilience than launches that rely on connectivity promises alone. For Maharashtra property buyers, overlaying project location with the infrastructure delivery calendar remains the most reliable lens for 2024–25 decisions.
