Maharashtra Property Registrations Hit Record High in January 2025

By GeoSquare News Desk · Published 2026-10-29

Maharashtra’s residential market has started 2025 on a strong note, with property registrations touching a new high in January. Registrations rose 15% year-on-year, with Mumbai and Pune together accounting for more than 70% of the total volumes across the state.

What is driving the surge?

The uptick is being supported by a steady pipeline of new project launches and largely stable interest rates, which have kept end-user sentiment positive. Buyers are also showing increased confidence in completed and near-completion projects, especially in the mid-segment and premium categories.

Infrastructure-led demand

Key infrastructure projects such as the Mumbai Coastal Road and the upcoming Navi Mumbai International Airport are reshaping catchment areas and improving connectivity. These developments are prompting homebuyers to look beyond traditional micro-markets, with several peripheral locations emerging as viable residential options.

What this means for buyers and investors

For investors, the January data points to sustained momentum in Maharashtra’s property cycle. However, the trend also underscores the importance of location and project transparency. Buyers should evaluate delivery timelines, legal clearances, and infrastructure progress before making a purchase decision.
