5 Upcoming Airports Driving Maharashtra Property Demand

A fresh wave of airport projects — spanning land acquisition, site clearance and runway expansion — is quietly re-rating real estate values across India. For Maharashtra buyers and investors, three of these projects sit within the state, making the Pune, Raigad and Thane-Belapur belts ones to watch.
Purandar Airport: Pune's long-awaited greenfield hub
The proposed Purandar airport near Pune is one of the most closely tracked projects in the state. The project is expected to spread across roughly 2,823 hectares and is planned with two runways to handle both passenger and cargo traffic. Land acquisition and site clearance formalities have been the decisive milestone here; each step forward tends to lift land prices in Saswad, Kumbher and the surrounding purandar taluka, with investors already positioned on agricultural and converted plots along the Pune-Satara stretch.
Navi Mumbai International Airport
The greenfield airport at Panvel-Uran continues to be the biggest value trigger for Navi Mumbai and Raigad. Once fully commissioned, it is expected to relieve pressure on the existing Mumbai airport and pull residential and industrial demand towards Ulwe, Taloja, Panvel and Kharghar. Peripheral micro-markets in Uran taluka have already seen land rates firm up on the back of connectivity additions.
Pune Airport Expansion at Lohegaon
In parallel, the expansion of the existing Pune airport at Lohegaon — including a second runway and a larger terminal — aims to raise passenger handling capacity significantly. Improved air connectivity supports the commercial real estate story along Airport Road, Kharadi, Viman Nagar and Wagholi, where IT occupier demand closely tracks flight frequency and cargo movement.
Why airports matter for property buyers
Airport catchments historically drive a two-phase cycle: land-level speculation during acquisition, followed by end-user demand once operations begin. Analysts typically see the sharpest value movement in a 10–15 km radius, particularly where road and metro links plug into the airport. Maharashtra's combination of an expanding existing airport in Pune and a new one at Purandar offers investors exposure to both maturity and greenfield upside.
Buyers should, however, verify land title, conversion status and master-plan alignment before committing. Airport zones frequently carry height restrictions, noise-buffer norms and TDR provisions that materially affect buildability and resale value.
